Average home value in early 2026 sits around $668,000, well above the Saskatoon average and one reason owners would rather rent than sell when they leave.
The rental sub-market is thin. We typically see 2 to 4 listings hit Willowgrove a month, mostly 2- and 3-bedroom units. Studios and 1-bedrooms basically do not exist out here. Average rent runs around $1,745. We manage single-family homes around Trimble Lane and Willowgrove Crescent, and a smaller pool of townhouses and condos near Padget Crescent.

Most of our Willowgrove calls come from owners leaving Saskatoon. The phrase we hear is some version of "we are moving to Alberta at the end of the month" or "we are heading back east and we do not want to sell yet." Willowgrove is 79% owner-occupied, so when an owner leaves, the rental conversion is usually decisive, not exploratory. They need a manager on the ground, not coaching on whether to rent.
The other group is smaller. Owners who held the property through a tenant or two and are done managing it themselves. Tired of the screening calls, the maintenance pages, the late rent. They want one operator handling the whole thing. Both groups get the same playbook.

That demographic shapes how we lease. Tenants here are usually two-income households looking for 3-bedroom units with a yard, near schools. They commit to longer terms because they are settling kids into a school zone. We push 12-month minimum leases for that reason. We list with current comps, screen on credit, employment, references, and prior landlords, and aim for 30 to 45 days from listing to tenant move-in. With only 2 to 4 competing listings a month, properly priced units lease quickly. The hood is built out, so we are not pricing around new supply.
