Property Management in Hillsdale, Regina

What we manage in Hillsdale

Hillsdale is a mid-1950s south Regina hood, 5 to 7 km south of downtown, with the University of Regina as the dominant employer pull. About 5,795 residents. Median age 34.5. Roughly 40% of the land is zoned for higher-density residential or mixed commercial, which is why the rental stock here runs heavier on apartments and townhouse condos than most Regina hoods.

We manage all of it. Single-family on the inner streets, townhouse units, and the apartment buildings near the university. GoodDoors has been running rentals across Saskatchewan since 2017, with 600+ properties through the door and around 300 active today. Our Regina office is at 1911 Broad Street and the line is (306) 994-5475.

Hillsdale owners we work with

Most owners who call us about Hillsdale are academic. Faculty heading out for a sabbatical, a researcher posted to another university for two years, a grad student who inherited a parent's condo. The trigger is almost always the same: a posting somewhere else, 30 to 60 days out, and they need someone local to handle the property while they are gone. The first questions are about realistic rent, whether it covers the carrying costs, and how a tenant from out of town gets approved. We pull comps for the exact street and unit type, walk through the math, and tie the leasing timeline to the academic cycle so the unit is filled before they leave.

A smaller share are long-tenure self-managing owners who bought 15 to 20 years ago and hit the wall. Tenant ledger problems, an eviction notice that never went out, an ORT filing that did not get filed. We take the file over and run it the way it should have been running.

Sarah's take on Hillsdale

What rents fast in Hillsdale

The Lakeshore Village apartments along Hillsdale Street and 23rd Avenue are the fastest-leasing 2-bedroom stock in the hood. 86% of the buildings carry on-site laundry, 80% allow cats, and tenants notice both. Marian Gardens at 25th Avenue holds steady as a resale and rental anchor for owners with condo stock. Single-family on Uhrich Avenue pulls family demand. Townhouse condos on Prince of Wales Drive sit middle of the pack.

The leasing pattern is academic-cycle. August and September are the peak. A May move date wants a listing live by mid-July to catch faculty incoming for fall term. A late October listing waits until January or February. Inventory is tight, around 15 rentals on the market in any given month, down 10% month-over-month and up 1% year-over-year.

Pricing

Hillsdale pricing follows our Regina structure. Flat monthly fee per door, three tiers, with a leasing fee billed once when a new tenant moves in. No setup fee, no hidden line items. The live tables are below.

Onboarding a Hillsdale property

Most owners we onboard in this hood are leaving for an academic posting. Here is what the standard timeline looks like.

  • Day 0: send us the address and your move date.
  • Day 1-2: realistic rent estimate back, draft service agreement to review.
  • Day 3-7: signed agreement, photography, listing live.
  • Week 2-3: showings and application screening (credit, employment, references, prior landlord).
  • Week 3-4: lease execution and move-in inspection documented.
  • Day of your move-out: tenant handoff handled.
If your move date is closer than that, send us what photos you have from when you bought the property. When they are listing-quality and the unit is rent-ready, we can sometimes have a listing live within days of signing, occasionally same-day. We will tell you honestly what your photos can do before you spend money on new ones.

One thing to flag for owners with existing condo stock here. Warwick Hall by North Ridge Regina is bringing new condo units to the hood. No published unit count or completion date yet. Owners pricing now should account for that new supply when their lease comes up for renewal.

Frequently asked questions

How much does property management cost in Hillsdale?

Regina is priced as a flat monthly fee per door, with a leasing fee billed once when a new tenant moves in. The three tiers are visible in the pricing block above. Pricing is the same across Regina hoods. We send the dollar number alongside your rent estimate, before any agreement is signed.

How long do Hillsdale rentals typically take to lease?

It depends on the time of year. August and September listings often lease inside two to three weeks because the academic cycle pulls tenants in. October through February listings can sit four to eight weeks. Pricing for the season is the biggest factor. We give you the realistic rent number for that window, not a flattering one.

What kind of tenants do you screen for Hillsdale?

University of Regina faculty, grad students with co-signers, university staff, and the ring of professionals working downtown or at the hospitals. Every applicant gets a credit check, employment verification, reference calls, and a prior-landlord check. We document the screening file and walk you through any judgement calls before approval.

Can you manage my Hillsdale property if I'm moving out of province?

Yes. This is the most common situation we work with here. Owners moving to Alberta, BC, Ontario, or back east for a posting. Owners get monthly statements, owner draws, and approval requests for anything above a set maintenance threshold. We handle showings, screening, lease signing, inspections, rent collection, and emergency calls locally.

Areas we serve near Hillsdale

Hillsdale sits in the south-central Regina cluster. Most owners we work with also know the hoods directly around it. We manage rentals for owners in Harbour Landing just south, work with Whitmore Park property management right next door, and handle character-home stock through our Crescents page on the north edge. Provincial coverage sits on our GoodDoors across Saskatchewan page.

Send us the address and your move date. We will come back with realistic rent and a draft service agreement within two business days.
