Detached single-family homes built mainly in the 1920s and 1930s, sitting on the character-home streets near downtown and around Wascana Centre. The architecture is mostly Tudor Revival, Colonial, and Arts and Crafts. The sale tier runs from mid-six figures into seven figures, well above the Regina average.
Most rentals here are owner-occupied homes the family is leaving for a posting, plus a smaller share held for 20 years or more and inherited or kept as long-term investments. Heritage-home maintenance is the operational reality every owner has to plan for. Most of the calls we take from this hood come from owners who have been managing the home themselves for years and are ready to hand it off. The Crescents is the only Regina hood where solo landlords come to us before relocating owners do, and the reason is operational. The tenant tier here is higher than the rest of the city. Senior government staff, deputy ministers, and executives expect the property to be maintained the way they would maintain it themselves. Rent guidance is pulled from heritage-home comps and the executive-rental tier, not city averages. The rent number for a Tudor Revival on the character-home streets near downtown is not the same as a bungalow on the south end. We send a realistic range with the assumptions on the table.
Listings and showings are booked from our 1911 Broad Street office, walking distance to The Crescents. Tenant screening is tuned for the senior government, deputy minister, and executive applicants who do 1 to 2 year postings here. Every applicant gets a credit check, employment verification, reference calls, and a prior-landlord check. Move-in and move-out inspections are documented with photos and a written walk-through. On a heritage home that walk-through runs longer than usual because we catch original-feature issues most managers miss. Maintenance coordination uses vendors who actually work on character homes. They are not the cheapest call. They are the right call. ORT filings are handled when a tenancy needs to go to the Office of Residential Tenancies.
