The investment-flip stock around 2nd Avenue is where the operational story matters most. Some buildings on those streets have run vacancy as high as 63 percent because of condition, and no marketing fixes that. The well-kept buildings lease in 4 weeks. The struggling ones do not lease until the work is done.
