Walsh Acres is a mature north-Regina suburb. Around 5,524 residents. Post-WWII and 70s-to-80s housing stock that has aged into family-rental territory. Dominant property type is single-family detached: bungalows, split-levels, three-bedroom homes with garages and yards.
The streets we hear about most are McCusker Avenue and Lapchuk Crescent. McCusker is the single-family core, lined with three-bedroom, two-bath homes. Lapchuk Crescent runs through the same older-build pocket. Most rentals here are not purpose-built investment stock. They are family homes the owners are leaving behind.

Tenant screening covers credit, employment, references, and a prior-landlord check, tuned for the professional-family pool the hood draws. Move-in and move-out inspections are documented with photos and a written walk-through. Owner draws land monthly, with a tenant ledger and statements available any time. Maintenance gets coordinated through our local vendor bench. ORT filings are handled in-house when needed.
City-wide vacancy is tight per the latest CMHC numbers, and Walsh Acres has no new-build pressure on existing rents. The August 2024 Regina permit report showed only renovations here, no new subdivisions.
